Househunters receive $ 500 vouchers of $ 500 or a free week rental for Auckland owners who want to attract them – but are being instructed to postpone more.
Trademe statistics showed that the number of new rental lists in the city in February increased by 34 % at the same time last year – from 8049 to 10,805.
ASPIRE Property Management Director Mike Atkinson said the market was like music chairs.
“At the moment, there are a lot more chairs than people playing the game, so it’s much easier to sit,” he said.
Aspire had about 1000 properties in its books, most of them in Auckland.
Atkinson had noticed the smallest sweeteners enter the mixture.
“Food coupons, such as countdown coupons for $ 500, have some properties currently offering free rent of one week. This is particularly common among apartments,” he said.
RNZ also found properties about Trade announcing me two weeks of free rent and several houses that have removed their weekly rent at up to $ 60 per week.
Atkinson said possible tenants would probably be better in the long run by negotiating a lower weekly rent.
“If you find a property you think it’s a beautiful property, you would like to live, but it’s $ 20 a week more than you think you can pay, they are definitely investing in the agent or owner,” he said.
One of the biggest things owners could do to help tenants was to allow pets, he said.
Atkinson said “new listings” did not tell the full story because many houses were empty longer than a year ago, further increasing the pool, he said.
The numbers aspirate used, showed and an increase of almost 60 % in rents available in southern Auckland.
Those who work on the property said there was a mixture of reasons – including Aucklanders moving abroad, returning with their parents or placing their own homes to rent when they could not sell them.
RNZ visited a view of Mount Roskill to ask the hunters of the house what they were seeing.
Prashitesh and Palvi were looking for a family home and had noticed some of the incentives, but they were not enough to attract them.
“Either it is not the area we want, or not the kind of house we want,” said Palvi.
Hunter Parush, who was looking at two apartment colleagues, realized that there was much more choice than when he looked two years ago.
“We’ve seen 20 to 25 houses, so it’s good, there are a lot of options,” he said.
The latest numbers of the realestate.co.nz have shown that the growing tenant market may be impacting weekly rents.
Auckland’s average rent in February fell four percent the previous year to $ 689 per week.
But Zac Thomas, president of Advocacy Group Loters United, said the conversation about a tenant market was not all it seemed to be.
There was still an imbalance of power that meant that very few tenants were negotiating cheaper prices, he said.
“If you are a tenant who knows these statistics, it’s great, there are strange instances, but it’s not something we are generally seeing,” he said.
His advice to the renters who obtained a good price was to locate it in the contract for the longest possible time.
