‘Very strong market: Edmonton real estate market continues to grow

The Edmonton Real Estate Market has been growing in the 2025 opening month.

In March, there were a total of 2,494 homes in the Greater Edmonton area market, up 36.9% from last month and 1.3% from March 2024.

New home listings totaled 3,780 in March, up 44.5% from the previous month and 7.5% from March 2024.

“We made a forecast in January to predict our year and the market has surpassed our forecast. It’s much stronger than we expected. No one knows the impact of tariffs, and we’ll still predict a strong market in Edmonton.”

Reed says Edmonton is still one of the most powerful positions when you compare it to other major cities in the country

And, Edmonton is still a more affordable housing market than Calgary.

“We are still seeing a very strong market in Edmonton. I know that’s not the case in other parts of Canada, and even the market in Calgary has dropped, but Edmonton is still seeing prices rising, sales are still strong, sales are still strong, and the list is spreading,” Reed said.

“If you look at the price gap between Edmonton and Calgary, we’re still thinking about a $200,000 price gap that is driving a lot of migration to our area, which keeps our home prices stable and the market going up.”

Reid said in February that sales of semi-double-chain and townhouses increased, but last month, separate homes had a big spike.

This is common at this time of year, she said, because families want to move to areas where their children go to school.

The Edmonton Real Estate Agents Association released March figures earlier this week, with the average price of detached homes at $574,872, up 1.2% from the previous month and 11.2% higher than the previous year.

The average selling price of semi-detached houses is $430,646, while the average selling price of townhouses is $314,791, while the average selling price of apartments is $218,052.

“All of our housing categories have increased significantly, from 12% to 20% growth,” Reed said.

Reid said it was a “record-breaking” year in 2024 as he was cancelled for housing projects, but she said more than 40% of these projects were rent-based, which led to a shortage of inventory in Edmonton.

“While this is great for investors and those who want to rent, it still doesn’t provide enough supply for those who want to make money,” Reed said.

“The rent prices have risen sharply last year, and the vacancy rate is too low, and it’s hard for people to find rent here, which is why we’ve seen a lot of changes (for sale). This is one of the biggest prices pointed out in our forecast.

“People feel they just need to get something affordable, and when you look at some of these rents, it’s cheaper to buy one of the apartments. Even with your apartment fees, you pay less monthly rent.”

Reed said that as U.S. President Donald Trump imposes tariffs on many Canadian products, they have not found it affecting the housing market in Edmonton as they continue to get quotes for multiple detached homes in the range of $450,000-$550,000.

However, one area it may affect is in new homes.

“We expect that as supply costs rise, construction of new homes will have an impact, and people may be delayed in purchasing materials outside the United States, shipping and shipping to Canada,” Reed said.
